Am I required to make my property available to Section 8?
Unless local laws say otherwise, you are not obligated to accept Section 8 housing vouchers. We always recommend reviewing local and state regulations for the most accurate guidance. -
Are you a licensed property management company?
Yes. We are fully licensed and operate in compliance with all industry standards and state requirements. -
Can I reach someone after hours?
Absolutely. We provide an emergency contact line for urgent issues. General questions will be addressed during normal business hours. -
Can rental income be deposited directly into my account?
Yes. We offer direct deposit to ensure fast, secure disbursement of your rental income. -
Do I get to see or sign the lease agreement?
Owners are welcome to review the lease after it’s signed. It will be available in your Owner portal. -
Do you also handle real estate sales?
Yes, we have multiple NC REALTORS® in our office that can assist with real estate transactions. Let us know if you're considering buying or selling. -
How and when do I receive my payments?
Owner disbursements are sent by the 15th of each month after rent is collected and any expenses are accounted for. Most owners choose direct deposit for faster access. -
How is rent collection managed?
Tenants can pay rent online or via other approved methods. We enforce lease terms for late payments and follow a structured collection process to protect your income. -
What lease term do you typically use?
Standard leases are usually 12 months, but we can adjust lease lengths based on your preferences and market demand. -
How is the security deposit amount determined?
Security deposits must comply with state laws. Final amounts are based on rent price and tenant qualifications. -
How soon can you take over management of my property?
We can get started as soon as agreements are signed and your property is ready for leasing. Our onboarding process is smooth and efficient. -
What type of properties do you manage?
We manage a variety of property types, including single-family homes, duplexes, townhomes, multi-family units, and commercial spaces. -
What kind of reports will I receive?
You’ll receive monthly financial reports detailing income, expenses, and maintenance activity. Custom reports are also available upon request. -
Who holds the tenant’s security deposit?
We hold all security deposits in a separate trust account, in accordance with state regulations. -
Do you manage homeowner or condo associations (HOAs/COAs)?
No, Swansboro Port Realty does not manage HOAs or condominium associations. However, if you own a rental property that happens to be located within an HOA or COA—and the community allows rentals—we’re happy to manage the property itself.
