Can you hold a property before I apply?
No. To secure a home, we must receive a completed application, application fee, and all required documentation. We recommend applying as soon as you find a property you’re interested in. -
What are the move-in costs?
Tenants are required to pay the first month’s rent which is pro-rated based on the date the lease starts, a security deposit before moving in, administrative fee, resident benefit package, and pet fees, if applicable. -
How old do I need to be to apply?
Applicants must be at least 18 years old and legally able to enter into a lease agreement. -
Is the security deposit refundable?
Yes. Your deposit is fully refundable as long as you fulfill all lease terms and return the home in good condition, aside from normal wear and tear. Deductions may be made for unpaid rent, damages, cleaning fees, etc. -
When is a cosigner required?
A cosigner may be needed if an applicant does not meet certain income, credit, or rental history requirements. Cosigners must be financially qualified and willing to sign a guarantor agreement. -
How do I apply for a rental?
You can apply online. A complete application includes your application fee, proof of income, valid ID, and any other required documentation. -
How is rent paid?
Tenants can pay rent online via the tenant portal, by ACH transfer, credit card or by check/money order—depending on your lease terms. Online payments are preferred for faster processing. -
Can I get a pet?
Check your lease and contact the office. Some properties are pet-friendly with an additional pet fee and/or monthly pet fee, while others may have restrictions. Always get written approval before bringing a pet into the home. -
What if I want to move out, but my roommate wants to stay?
All tenants listed on the lease are responsible for the full lease term. If one tenant wants to leave, they may need to reapply individually or find a qualified replacement, subject to management approval. -
What do I need to do before moving out?
Our leases require written notice—30 days before your lease ends. Refer to your lease for the specific timeframe and submit your intent to vacate in writing before the deadline. -
Who is responsible for repairs and maintenance?
Routine maintenance and repairs are handled by our team. However, tenants are responsible for damage caused by negligence or misuse. Please submit maintenance requests through the tenant portal as soon as issues arise.
